Those disabled people can be home for many more hours of the day since they have no job to go to, and that results in more wear and tear (and utility usage as well, for any utilities built into the rent).Do you not experience that?

When tenants have questions, we walk them through the process the first time (over the phone) and they usually figure it out by the second usage...saving us both time.

If the police had a warrant for someone at your address, they would have to have some sort of documentation or reasonable probable cause for a judge to issue a search warrant, so even if the warrant is effectually appropriate, the police may have acted inappropriately or even with negligence when preparing the request for a warrant (i.e if they got the wrong address or falsified evidence to obtain the warrant).

Might be acceptable to discriminate in one's own home (based on exemptions in federal fair housing regulations).The concerns are that the gun owner could act inappropriately; also, another occupant (not the gun owner) might somehow gain access to the firearms.

When I've dealt with this, I just took an average of the past few years' usage and had the tenants pay it as a fixed amount.
