-laminate (preferable AC4 or AC5, maybe also waterproof/waterresistent, at least 10-12 mm with pad included= your downstairs neighbors will love you)-engineered-LVP (Luxury vinyl plank); allure from HomeDepot (lowes/menards/floor and decor equivalents) has a good reputation here, but others ventured in the realms of commercial and it depends on the relations with local rep to get the "good stuff".

Have them pay you the equivalent of two months rent, in exchange for you holding the unit empty until October 1st, at which time they can then enter into a new lease agreement with you.

I'd also get the security deposit from the seller as part of escrow, if possible.Then, as soon as you close, you post a 3 day notice to pay or quit (or the equivalent for your state), including all back rent and whatever other fees you can legally include on the notice.Then, you can negotiate with them to perhaps let that back money & the eviction go, if they disappear before the 3 days is up, etc.
