I've had a couple of tenants who didn't cooperate when I wanted to enter the premises.

Our insurance is through Co-operators and is just under $200/month.

In PDX market our big manager here who only takes on 50 unit and above says some of the new construction is over built and there has been some defaults on the east side of PDX because the buildings were so darn expensive to build and rents needed to be so high.. the market has not cooperated and they were not filled quick enough and rents not high enough.. so some outliers there.

Cooper Young, Midtown, some of downtown, SE memphis, east Memphis, Germantown, Cordova, Bartlett and most suburbs to the east and south.

Therefore it would take the cooperative effort of the userbase that writes all of their own to implement these aspects into what they write for it to work.Josh can only account for setting up the coding of the sites structure to make sure it is easily optimized for the web crawlers to crawl, beyond that all the content is 99% userbase originality.

But when push came to shove, and they weren't cooperating I had to go after them. 

Which we've had to do unfortunately but most people hear that and cooperate.  

@Judy Lipinski - pre-foreclosures can be a great opportunity if you can find the seller and if they will cooperate. 

Even if they have that, they need to start paying you rent, starting on auction date.But always start the eviction process, even if they are being cooperative.

Do not be afraid to let non-cooperating tenants walk.
