@David Song, I think your biggest brain damage is going to be calculating in your situation the benefit of leaving real estate and losing in essence 25%  of your profit (not counting the depreciation recapture and losing the depreciation write off) to go into a sector not real estate (no 1031) versus the potential risk of being heavy in real estate with a potential downturn or stagnation.  

But then take it one step further.Play with returns above that and below that and look at other sectors current performance.
