(Note to investor: I know you feel like your acting stupid as a real estate investor when you do that technique above, but what you are doing is raising the emotional temperature of the seller. 

@Fred Heller Yes sir Houston just keeps growing out, and the Grand Parkway is becoming a warehouse and business park magnet.

Birmingham, Alabama has a warm humid temperate climate with hot summers and no dry season.Over the course of a year, the temperature typically varies from 33°F to 90°F and is rarely below 20°For above 96°F. 

It lets each individual maintain there own preferred air temperature.  

Then there are a few huge warehouses going up that will bring several thousand jobs.

It was -20F and the highest affordable temperature was 58F.

I just signed an offer(foreclosure) for a 9000 Sq ft office/warehouse bldg in Myrtle beach, SC and I live in the DC suburb.

All are very durable, and all can be found at sales, builders surplus warehouses, craigslist, Overstock, etc.

(Personally, I was going to occupy a downtown unit but the advertised rent on a 2-bedroom in the Warehouse District was jumped from $1200 to $2000 in a matter of months.)- Downtown hotel building is booming as previously occupied office buildings were recently acquired by major hotel chains who are in the process of renovating them.

Temperature controlled, no lazy inspections, I think it’s just done better all around.
