Take the time to find the one who is a deal maker - rather than someone who is good at promoting themself.  

At that point you can negotiate a significant discount.Since you are the maker of the note you would have the ability to move the note to be secured by a different property (as long as there is sufficient equity), or should you sell the property you would be able to leave the note in place and use it for or to aid in the purchase of another property.

Much of what I read here and in several books I've picked up on the subject indicates that the way to make real money is to gain leverage by borrowing money from banks.

AND we can still make really, really good margins.

Having that extra finished space in either a basement or attic whether to duplex up/down or rent it out as a separate dwelling unit can be the difference maker.

Stages I and II will produce the capital to fund III.But I see the market changing towards smaller and smarter is better as energy costs continue to rise and 'green' just gets more and more fashionable.Instead of 4,ooo+ sf homes with indoor pools and such, I can see people and agents hyping homes' efficiency ratings, low energy costs, solar panels, gardening space, and safe (chemical free) environments for your kids (low VOC paints, more natural building materials, etc).

This tenant has 2 other friends squatting in the apartment and is a heroin addict who smokes cigarettes indoors with impunity.

He is making interest off it for sure and leveraging himself into other deals.I am sure he is not letting the cash sit around and collect DUST.He can also have a link on each website to further his SEO presence.The one poster who extensively used his system paid 50 month and the 1,000 was locked up for a long time and a deal didn't happen.Just like all the other systems where a few actually close deals but the money maker is using other people's money,seminars,boot camps,hosting fees,books,audios,tapes,etc.Why do you think all these gurus sell a course for 500 or 1,000??
