The city doesn’t require us to have two water meters but we’d like to track it some way so we can charge tenants based on their usage if possible instead of a50/50 split. 

We cover all the utilities currently we haven’t had a situation where we have thought we need to put a cap on electricity usage.

We have individual meters on each house to track the water usage and make sure there aren't any leaks.Water and trash are included in the rent.

I’m thinking about having main tenants (top two floors) pay all utilities and reimburse them for half every month to offset basement usage.

I could be wrong but you will want an insurance policy that covers STR usage.

But with his response, I am thinking of bring another agent I know in the market into the picture to get the information I am asking for and he would get the commission split.Is it inappropriate to bring anther agent into the picture at this point?

Larger properties (~30 units+) are evaluated based on current usage and potential future usage.David, I hope this clarifies our process of selecting the various classes of properties.

The Town and City of Ithaca have stricter usage and inspection than the other towns, due to their population makeup.
