What would you have them or any person/business do, keep their capital in garbage savings/money market accounts because buying things you really don't "need" is "bad"? 

This isn't a wall socket or garbage disposal you're installing, a TV is a very personal piece of equipment and the tenant's property, not yours.I would prefer they hire a TV guy to hang their flat panel or at least demonstrate enough DIY knowledge and experience to do it themselves.

For example, on the property I am looking at paying gas/electric/water/sewer/garbage comes to say, $500 dollars a month.

Housing, food, garbage, transportation, and death are the only business... that never go out of business.

In the end, it was an extra $1,000 to just cleanout all the old garbage/crap in the place (furniture, mattresses, you name it.. it was there).

Does your lease state you are on the hook if you plug up the toilets or garbage disposal by your neglect ? 

Hey BP,I have a 6 unit property that is currently below market rent by $100 - $150 and the previous owner paid for city water, sewer, and garbage. 

Friend of mine sold his Garbage company for an obscene amount  that type of thing. 

And I've never had an issue with a dishwasher or garbage disposal that couldn't be easily fixed (or replaced due to age).

If you think what I laid out up top is total garbage, that is completely fine.. let me know.
