Provided the preceding 12 months (or 11/12) were all paid no later than a certain date (i.e. 3rd):* Offer a low max rent escalator (1-2%) for lease renewals * Offer inexpensive but high perceived value items (i.e. big screen TV) for lease renewals * Provide a Winter Fuel Credit in December if tenants pay for heating fuel  * Offer a choice of unit upgrades that you may have been planning to do anyway (repaint, new appliance, ceiling fans, etc.)Mike

Thanks for the help...like I said, newbie here so excuse me if I don't have the correct terminology but here is a breakdown:$690 monthly mortgage payment$500 monthly escrow payment (taxes and insurance)Homeowners insurance is $974 annually and tax rate is 2.34% (the lowest around us) and I paid $4400 in taxes after Homestead Exemption last year.Not an upscale suburb, but quality homes and we benefit from being the "lowest on the totem pole" around us.

And another way to see if there might be an underground tank is to look for fuel lines that penetrate through the foundation walls when you are in the basement; these could go to either above ground or underground tanks, but it is an indicator that you should investigate further.

@Christopher Stanis I got the 9"x18" signs and plan on zip tieing them to stop signs on highway exit ramps as well as using the H steaks and stapling to telephone poles.

Surjit I cannot help with the KC comparison however I grew up in CLE and lived/attended the university of dayton.I can tell you both have pro's consThe two thoughts I'd throw your way is Population Size: Montgomery County - 500KCuyahoga County - 1,200,000Whats going in the cityDayton -Pro - Univerity of dayton growth, kinda between Columbus and Cinci, CheapCon - Loss of alot of big corporations, whats long term vision besides the universityClevelandPro's - Well diveresed with anchor companies for jobs, pockets of hot markets, land locked to the north with lake erie - (ie of anchor companies: Progressive, Highland Software, Parker Hannifan, Swagelok, Nestle, etcCon's - Rents arnt crazy high, going to fuel growth for future, I know that doesnt help with Cap rate opportunity analysis but hopefully as far as holding values overall long term I would - and do choose Cleveland.
