I was actually thinking about looking at a 4 unit multi family downtown as close to desirable tourist destinations as possible, and then renting out 3 of the units on airbnb while living in the 4th. 

Those that fail to comprehend that concept are destined to either fail or at best barley survive.Most business fail in the first 5 years. likely only 1 in 100 novice investors go beyond a single property.

I think vacation destinations like here in Orlando and others like Vegas will eventually take a hit in values (10% - 15%??)
