Write a letter to the escrow agent pointing clearly to the contractual provision you are invoking for the contract termination and set forth the timeline in your letter to demonstrate that you timely invoked the provision. 

If someone wants to sign a lease but doesn't have the move in funds, this is a red flag right from the get go as it demonstrates they have weak financial planning.

Tell them you won't be raising rent at this time (this is what tenants most fear at change of ownership); that will put them at ease and demonstrate good will.

These people have demonstrated by their actions that you are in for a ride.

Of course that's more of a privacy concern than a video doorbell so I would have to thoroughly plan out safety precautions & demonstrate its effectiveness before even proposing it as a possibility.

A few years ago I was captivated by an individual that demonstrated a strong understanding of real estate and had social proof from his vast network of other real estate professionals.

Most items are forgivable with enough time since the conviction, or a demonstrated effort to correct the issue (like drug treatment), but again, the details are usually left up to local rulemaking. 

Evidence suggesting a courteous person who is generally clean and well kept in appearance, and demonstrates truthfulness, reliability and follow through on and during the application process.At landlord’s discretion, compensating factors such as an additional security deposit or co-signer (guarantor) may be required for qualification if Applicant fails to meet any one of the above requirements.

I’ve also had much better success limiting damages by having units spotlessly cleaned and having a walk through with tenants that includes demonstrating proper use of shower curtains, windows and most importantly, undersink plumbing checks with a when to call and report a problem.

After that, for the next several months, I believe it's important to demonstrate to them how you are as an owner and manager.
