I can say from a woman's perspective, if your intuition is telling you that it will not work, then it's likely that it will not work.

The woman I bought the house from wanted an income at a particular interest rate, (which was more then she could get keeping the money  in the bank ) and she carried my mortgage.    

Funny thing, I am native to Los Angeles and when I flew out to Indy to see some properties and get a feel for the city I drove through the "war zones" during the day and at night and boy oh boy was it a cute little area in comparison to Compton of the 90's.

Well those houses are pretty cute.
