You would probably need a good agent to get the terms ironed out and price agreed upon before it got to an attorney.

And ironically, it's the small house that has a solid renter already in it.

You definitely want to iron out all of the details and get an attorney involved.

When we were originally in contract the insurance provider we chose to go with requested that roof, wiring and plumbing was all redone- cast iron pipes, cloth wiring and a slightly damaged roof would prevent us from being covered.

I use a hot iron to put on my edges, I'd use one take the edge off.
