One more thing you can do is ask your PM to monitor the place daily in some way for you.

Mine can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the cost.Hire good cleaners, a solid handyman & befriend some helpful neighbors.

Of course, anything could happen, but escrow accounts are pretty well monitored by loan services by law, so my first guess isn’t fraud or mistake.

If your HELOC is a 30 year with 10 year interest only, take a year and get that puppy up and running, and monitor your local markets.

If it's not a huge deal, but a smaller or mid-tier one then for sure introduce yourself physically and have a vetted PM monitor it.

I understand you don't want it to seem like you're monitoring them all the time, but they should understand that it is your property, and there are certain expectations you have of tenants who are in your property.
