I am not really doing anything for the $150 beyond occasionally driving by (which is on my way to places I would already be going, but I get to log mileage expense.)As @Mark S. tried to explain to you, cash flow is only one aspect of a real estate investment.

That way you can defend any numbers for an audit.I would also provide a log of time and expenses allocated to the rooms so you can track those expenses with each room and if it was personal or business expenses.I am not sure on deductions because my background was financial statement audits.If you have any questions I would be happy to help.Feel free to message me.

I wouldn't purchase a privately serviced note without servicing notes showing what collection attempts have been made, including call logs and letters, etc.
