Those are the funny ones because it becomes a test of wills evidently.Opps  thought you were in OKC   if your around KC then that's different that's more of a sellers market OKC is very weak for sellers. 

Looking back, what used to be something I thought made me weak and a bad investor has turned into an experience I'm very proud of. 

The CoC return is strong, but the cash flow is weak because it's a 1/1, where comp rents will only allow for approx. $500/mo ARV.
