So we went from not being able to find a single property that would NET more than $15-20k on a flip, and in the matter of WEEKS at least 5 screaming deals have hit the market, still have not sold, and more seem to be hitting the market daily as we can't even get into them all fast enough to run the reno budgets.

Also, if you have any sort of objections to their plans then you are urged to let them know - they usually get feedback from a few regulars so a fresh opinion is quite valuable if it doesn't involve screaming or cursing (which I'm sure you would never do).Also, the advice from the others to think about a subdivide is generally good, especially in the sense that you won't have to use the whole piece for the collateral when you proceed.

We may not be the best example to go by since most people visiting Maui will do so for at least a week and I would assume FL vacation rentals will get many more 3 or 4 day weekend visitors.

Generally speaking I would think there are 4 main hierarchy of rates, such as: Holiday seasonHigh seasonNormalLow seasonTo find out what those are for your area look up your State's website and look for visitor stats, they should have it broken down by month for you.
