I want to be patient, but I also know that persistence wins.Thoughts?

You are only going to get one or the other from an agent.Bluestar, my experience is that many people TALK about doing many things, but very very few are consistent and persistent in DOING them.

Persistence is key.

I had to be persistent with that with the seller on the house I bought last year.

Good deals find money, and good deals find persistent people.

Persistence is 90% of any battle in my humble opinion. 

That said, like elsewhere, it may take time and persistence and looking for off-market deals but you can still find what I'd consider to be decent investments.

Salt Lake is a tight market from what I have heard so you may just have to be persistent and ready to move when a deal comes along.
