If they put the 1031 into something with predictable passive cash flow net of expenses then you have predictable income with which to leverage your construction business but at the same time they keep their 1031tax deferral intact.A big key to this would be for them to invest in debt free instruments that qualify for 1031 treatment but minimize risk and concentrate the risk into the endeavor with you.

I don't like this method because it implies the transfer isn't disclosed to the lender, which is risky regardless of the instrument/deed used.Alternatively, if the lender approves the transfer (doable for many investors thanks to Fannie's 2017 rule changes), then a Warranty Deed is the instrument of choice.

Renting WAS MY LIFE i lived w foreign buddies in beijing for scrap change rent but the shower essentially was a hole on the floor above clubs, music banging all night. in london i lived for 6months w some pakistani family and their crying kid every night for a few hundred w a room next to hallway light was 24/7on..ust moved to nyc 2yrs ago rent out two places to 2 tenants now.
