How to set your self up so you can continue to repeat the process with the least resistance as possible when buying your next property?

I too have seen some spectacular fails, and, indeed, the flame-outs were pissing and moaning about the market, the tenants, and of course the local housing authorities all day long.

Anything is possible but I'd rather focus my effort (time) on the path of least resistance.

LVP flooring is not waterproof or even very water resistant just so you know.

There's been resistance to increasing rents this year, but there's a strong demand for fully equipped properties.

I think I will be buying a bunch of detectors, but I don't yet know what "tamper resistant" means for a sealed detector.

Ensure it's a high grade product, "Water PROOF" (not water resistant which many are) and I also caulk along the bottom edge of the trim/baseboards so if water splashes/leaks you'll see it on the floors as it pools up. 

They tend to be more scratch and water resistant compared to hardwood.
