I wasn't sure what I was missing, but I don't consider being forced online a flaw - if my tenants aren't savvy enough to apply online, they probably aren't savvy enough to look at our listing, pay electronically, communicate by text, etc.

It's just like a check, but all electronic.  

You can also get an electronic version, but I like having the book in hand when I need to look something up.  

And if they leave belongings, make sure you get them to sign a move out sheet that explicitly states their belongings will be disposed of, so they can't sue you for their invaluable electronics/jewels/pot of gold they left behind and you threw out...

Some counties do not make their data available electronically or make it extremely difficult to get.

The refrigerant leak can be the biggest challenge - they must examine the tubing visually for signs of damage, leak-check the joints, coils and tubing using an electronic leak detector, and once they find the leak, the system must be depressurized (pumped into a refrigerant container), the leak repaired, then the system must be evacuated to make sure it holds a vacuum (verify no more leaks), then dessicated and recharged.

I've had great success getting rents on time by having tenants pay electronically either online or at their local 7-11.
