It's a pull out but as a dealer I can put a new one in and do all the necessary demo, site prep, infrastructure upgrades, permitting, etc for about 75k and resell it for 150+k.

In addition, there was a gentleman that demoed a software system that he build for RE investors.

Probably have to demo on location - however, there is another issue you need to be aware of: If you move in "newer" manufactured homes instead of "new" manufactured homes then your end buyer cannot get FHA or most conventional financing.

I could add a small walk-in closet or add a larger closet which would require demo of a wood burning fireplace.  

Preliminary price quotes place the demo and site work to prepare for a mobile home in the $7500 range.

Having a hard time trying to decide what improvements/demos to do to improve value of house value or rentals and what improvements could be put off or dropped completely.

Chicago near south and south shore are excellent rental markets and offer cash flow up the Ying Yang.
