I also want to make sure the amount of repair I need to complete to get the ARV that I want is just for the rental level repairs, and not for flips (typically the flip level repairs are more costly).From that, I have come up with my criteria list:1) purchase price of 80-85k2) repair estimate of 15k and has to be done in 2 weeks3) ARV of 120k4) Rents at 1200 monthly or more5) Cash ROI of 10% or moreHere is what I found:-SFH-3/2/2-1500 sq ft-solid c+/b- neighborhood- need a complete interior cosmetic update: flooring, paint, refinish cabinets, refinish tubs, closet, countertops, and fixtures.

I put out a inch long piece of the bait in the corners of each room and under the counter top in the kitchen behind water heater ect. 

This means the crack where the counter top meets the walls and baseboards.

My brother had marble counter tops, tile floor, new furniture, etc for $60,000 at his place.  

I am doing a flip in Clearwater and need help finding a place to get granite countertops for a good deal.

On my Indianapolis properties, it ranged from being high for a SFH in nice suburb (in good condition built in 2005 but not updated with granite countertops and LVP flooring).

You could probably equip it with a kitchenette, countertop convection oven, and induction burners to meet the needs of a studio.

For me those amenities include washer & dryer inside the unit (W/D supplied by landlord), SS appliances, granite or quartz counter tops, open floor plans, typically off street parking (not always, but it is a goal), quality hard surface flooring (hardwood or tile), kitchen island with seating or breakfast bar, private bedrooms (alot of older houses in my area are shotgun style houses, where one must walk thru bedrooms to get to other bedrooms), etc.  

Renovations include moving some walls, relocating bathroom and kitchen plumbing, drywall, install kitchen cabinets, countertops, flooring, finish work, etc.Thanks in advance,Gregg 

Right now I'm going through the same internal debate.I'm redoing the flooring of an 800 sq ft 2bd/1ba unit & have a pricy conversion of a useless door into a brick outer wall in my near future.The difference in the warranty (for what that's worth) is 50 yr  for 12mil vs lifetime for the 20 mil.I'm going through a similar thought process as far as the countertop options of granite vs laminate counters.I don't think I'll choose both higher end options (ie granite & 20 mil) because the returns via rent won't make that make sense.I also don't want to lay a decent penny down on a floor that lasts only one tenant, when an extra $600-$700 could've potentially went through 2-3 turnovers.Any additional insight on this 12 mil vs 20 mil real world comp would be gold.
