I would make it a bedroom too and leave it to someone to decide if they use it as an office rather than make it a room with no closet that you can't call a bedroom Whats the cost/Sq ft of your home to buy?

I faced the same question.We decided to put a TV in the family room and keep one in the closet "available upon request" for the 5 bedroom STR we are equipping.

You can buy a portable AC unit the tenant could limp by on… they are around $300-400 at Home Depot.
