This home is outdated but in decent shape, was wondering if it’s worth doing the sober living for some time before remodeling 

Designs become outdated. 

I just got an offer accepted today on another deal with a profit potential of about $70K so the above profit numbers will be outdated by next week.We need more deal volume.

With 2017 technologies , I agree that 10% is outdated, especially for the properties I am targeting. 

There are millions of home owners who still can't sell their property for what they paid for it 10 years ago, and have 10 years worth of outdated color schemes, wear and tear, depreciated appliances, etc.

Is it an old city with old houses that lack todays open concept or still have cast iron pipes, single pane windows or other outdated features that ar hard or expensive to replace.

I'd imagine it's very outdated.

What helped me deal with this kind of thing was to learn some pat sayings and say them in a nice way, like "I really do understand, but the move-out date is firm, so you'll have to move." 

We can time the move out date with the beginning of spring.
