I know of 2 opportunities right now where they are conservatively projecting 8% cashflow returns (and realistically expecting much higher), with very trustworthy smart people. * Or, why not do hard money lending or other lending, you could easily get 8%+ on low ltv loans right now, with reduced, controlled risk.

I can not speak from experience but I would say you could probably find some accurate appraisers and trustworthy contractors by asking for recommendations from local (to Winston-Salem) investors.
