Its his first deal, and he's all pumped about it.We're supposed to close on the 16th and I get a call from him tonight, and he tells me that he just got a contract on it to double close for $185,000!!!

I'll sit down tonight and really work on figuring it out.Again, it's hard to determine how much is needed in repair and how long the life tenant will live but when I see a home for sale on Long Island for this price, I can't help to not get excited.I know this much from reading the forums, if the numbers don't add up, don't do it.
