If you have a chance, observe the animal control hearings in your area (if they have them).

I don't know too many attorneys that specialize in commercial evictions, but most commercial litigators will be able to handle such a case.One observational point: I would say that most attorneys do not enjoy handling residential eviction matters whether it is at the magistrate level or the Court of Common Pleas level.

(I have observed this by experience and investigating the titile Ins industry).

My observations when it comes to the quads I have seen in Las Vegas is that they all were being sold because they were not performing.

Follow the lease terms, observe local regulations and you’ll be ok.

I also like Watauga a lot, so the area is good in my opinion.The only other observation is that there is zero reason to buy in a flood zone in DFW.  

But thats just my opinion I have never been in their shoes just observed.

My observations of investors I have spoken with who have owned about 8 to 20+ properties, is that most landlord type investors go ahead and put 20 % down on solid properties.
