In both types of deals, the bathrooms are tile, and I will use hardwood floors to maintain a certain flow if some already exist.  

It's extremely durable and low maintenance compared to carpet and it's cheaper than hardwood flooring.

The rehab consisted of rebuilding the deck, pouring new front concrete steps, painting the exterior of the house, revamping all the landscaping, knocking down a wall in the living room to help create more of an open concept, sanding and coating hard wood floors, new carpet in bedrooms, changing out several light fixtures, swapping out the vanity in the bathroom, updating the kitchen with new appliances and creating an open concept by knocking down a wall, painting the entire interior, adding recessed lighting through the living room, updating all plumbing, and installing new gutters.

I'm not sure about carpet or laminate, but for hardwood installs and refinishing we just used Mister Sandman Flooring here in Chattanooga and would highly recommend them.

I pay $10-$12 / hour ; I plan the renovations, supervise the work, purchase materials, and just hire contractors for "behind the valve" plumbing , "behind the wall" electrical, or hardwood floor refinishing.

The property has 1/2 an acre of land (typical for my neighborhood, unusual for our TN metro area) and is fairly updated with a wood fireplace, granite, hardwood, crown molding, and a newer roof/windows/doors.

Maybe I've been watching too much HGTV but I would like to remodel the kitchen, bathrooms, and put in hardwood (engineered) floors and new appliances.  

I remember walking through and the image of the DAO ( Dead *** Owner ) was still in the hardwoods from the stuff that flows out.
