They're arguably not "attached" enough to the structure to mandate 27.5 year treatment.As far as tax books, the better books in my opinion are:Nolo's Every Landlord's Tax Deduction GuideLasser's Real Estate Investor's Tax EdgeThey DO have specific lists of 5 year (appliances, window A/C, carpeting and floating flooring NOT glued/cemented/nailed, drapes/blinds, and 15 year property (shrubbery/landscaping, fences, sidewalks, driveways, parking areas, etc.)

The oil floats on top of water and the the point where the two meet is easily found with a paste that can be applied to a stick.

You should consider refinancing through Sofi/earnest ..Literally same situation about 6-8 months ago and refinanced to a 5 year floating loan from 6.8% to 4.3% (now 4.4% based on increase in libor rate).

Always pay slightly behind, and be wary of any contractor that doesn't have contractor accounts that let them float materials at least 30 days (ie they need a big chunk of "down payment" money from you to get started).
