Procedure for collecting cert's of insurance/agreements from subs

We prefer to store documents electronically versus hard-copy.I'm assuming this is pretty common to a lot of contractors out there, so if someone had a procedure already written up its could save us from "re-inventing the wheel," that would be great.

Looking for an electrician to perform a main panel upgrade
25 December 2016 | 2 replies
In reality it is two panels but I figure if they can do one panel upgrade they can do two panel upgrades. My criteria in order: High Integrity (I may use repeatedly and I want to know I can trust them), has the skillset to do the task correctly, reasonably priced, can work via direction provided primarily electronically (email or text - few face to face meetings). What I am really hoping to find is someone that meets the trifecta and scores well in each category.

Leads - from the internet or run ads in local papers.Negotiate the price on the phoneMake a trial offer - a trial offer is an offer well below what they wanted - a TRIAL OFFER will smoke out their true motivation.Always ask for contract candy - that is anything they can add to the deal - all the furniture, owner financing, interest free note for their balance or part of it, a car, money back at settlement etc.Send a skinny contract for electronic signaturesGet it inspected, have agents look at it, get compsIf my offer is too high, go into second stage negotiations (lowering the offer).Advertise the property for sale - if no takers - have a public auction. With remote investing the United States is your market - learn how to do it and you will always have leads, deals and settlements.Good luck,Charles
