With the Chinese economy showing signs of a dramatic slowdown, and the European Union struggling to jumpstart the EuroZone economy, the U.S. dollar is likely to remain strong for some time to come.And that means millions of tonnes of ferrous scrap that would have gone to make steel overseas will remain in this country.So when the seller says you can get some scrap guy to haul it away for free,,,,think again LMAO

The determination from the municipalities is usually based on weight, and not what is best for keeping water out of the home.Before reading any further I do want to share that I am a landlord, and fully understand that spending extra money on a rental property is not desirable, but I will be candid with the issues of installing multiple layers of roofing based on the thousands of jobs I have participated in.The differences in performance can be dramatic depending on what kind of material you are referring to.Asphalt shingles:Applying a layer over the top of another layer of asphalt shingles can save you 10-15% on the overall cost of the job if you are going over 1 layer of asphalt.

If it were possible for you to get a portfolio loan for all 5 properties, your leverage ability would dramatically increase your cash on cash as you could acquire 10 properties and only have them 50% leveraged.I have a strong inclination that a private investor may in deed be happy with an 8% return on a 30 year ammortized note based on a 50% LTV.

I was surprised at how many bidders there were for assets, and discounts were not as dramatic as one would think.- Look for assets that are discounted due to lack of investor demand, not lack of tenant demand.

Basically it means that the city (or whatever is the permitting authority) has taken notice of the structure and deemed it OK even though current permits / standards / zoning would NOT allow it.Historically it covers stuff that was built before there was an authority or when the standards changed dramatically (e.g. knob & tube vs. copper for electrical).
