So we have chosen RE as the vehicle to get us there.  

You will have a tough time convincing a real estate agent to both run comps for you and make offers without any more screening than your analysis from 500 miles away.However, if you were to pore through everything that hits the market and look for anomalies like photo opt-outs, frustrated listing agents (from their comments), etc. you might be on to something. 

You could not have chosen a better area of Florida to stake your claims.

I usually have my assistants watch over the rehabs and make sure that they are being done correctly with the paint and flooring that I have chosen, etc.

Make a list of 5 actions you can take this quarter (one more month to go) to move closer to investing in the path you have chosen. 

Looks like the fed has chosen inflation instead of more rate hikes for time being so should prevent that from becoming a reality.
