Finally, the tenant is solid, as I said above, never missed a payment and works ironically in PM, not in my properties though. 

How many weeks out from the 4th week of May 2016 do you recommend I should be purchasing an FHA in order to have enough time to process and iron things out?

Ironically, I was able to completely wipe out all my school debt based on the sale of my house in DC which had appreciated dramatically over a 4 year period.

I had the cash to have done them, but I'm conservative enough that I don't like to have that many irons in the fire at one time any more.The house is in central TX, we're about an hour west of Austin and an hour and 20 minutes north of San Antone.

In my world, we don't spend money on things that we don't have iron-clad ownership right to.  

They aren't iron proof or designed to eliminate your obligations. 

I look at it like this, if my client can't be straight up and communicate (ironically you are telling a bunch of strangers here, but can't talk to your Realtor?)

A house, is just not a house, until it has what I call the "ghetto stamp of approval", this is when I install new carpet and within 30 minutes of moving in, the tenant has burned the outline of the iron into the carpet in at least 6 spots.12.
