OK, I guess if you had a tenant work in the place and they fell off the ladder, they could scream for workemens comp...etc., but I don't see this as a really valid risk painting a room since most people paint their own rooms anyway, but I guess the answer would be if you were comfortable with it and you could supervise so light switches and ceiling fixtures were not covered in a pale pink.

Hi Lisa,Maybe think about installing a commercial steel door and steel door frame, with a key outside and a crash-bar opener inside.Renters and visitors will feel more comfortable if they have a clear view inside before going in, so a window (with chicken wire in it) might be a good idea.If the hinges are exposed get non-removable hinge pins.Also, if it's allowed in your area good building security means only one entry and access point.

This tells me that the market is screaming for a mid level accommodation, and that's going to come from one of two places - either you are going to upgrade and fill it OR somebody is going to buy the dead motel and modify it to fill that void.

Why brokers that are paying top dollar for listing on Loopnet, don't insist their listings be shown to everyone visiting the site, rather than hiding some and using them to tease visitors into joining, is kind of odd.

@StevenAccount Closed I appreciate your input, this is my first property and when I say it wasnt a screaming deal I don't mean it was a bad deal by any means just that I didnt aquire it through some sort of avenue like direct mail marketing where I bought it 40cents on the dollar, thats all.

I feel like you would have better luck staying outside of the PDX city limits unless you find a screaming deal.
