Hey Chicago Northsiders.I have a large 2B/1B (5 Room) apt in Chicago 60618 that needs a complete demo gut job.

FWIW, I've demoed several that were over 50 years old.  

He has a couple great demo videos.

The idea is to do all the demo ourselves as soon as we know what needs to stay and what needs to go.

Then you have your general tools like a vice grip, hammer, channel locks, flashlight, tape measure, composite shims, headlamp, box cutter with extra blades, painter's tool 5-1, wire stripper, allen wrenches, voltage detector, outlet tester, lineman's pliers, good Milwaukee demo screwdrivers, Milwaukee 11-1 with Phillips, flat heads, and 3-4 common size nuts(this is great for appliances).

Biggest issue I see with wholesale rehab estimates, they forget the HVAC work, demo costs, landscaping, etc...

Includes removing flooring, exposing top of walls to gain insight on whether low bearing or not, and kitchen cabinetry. 2) Is there a way for a proactive homeowner to reduce demo costs, i.e., pulling permit from city, knocking down cabinetry?

I am not sure about demo and clean up costs (need help here).
