I would be looking into using an FHA Loan (203k streamlined) 30-yr fixed.

It is free and everything can be streamlined in this software including, online payments, applications, tenant screening, and leases. 

I only accept payments via Innago which streamlines rent collection.

I would consider other ways to streamline payment.
