I spoke with an experienced realtor today, and he told me something I thought I would pass on.He told me that here in Colorado, part of the recent foreclosure increase has been homes owned by inexperienced real estate flippers.He said that many people are rushing into the REI business, spurred on by the various infomercials and TV shows that feature flipping homes.

Inexperienced, yes, to be warned about things she doesn't yet know or understand, yes.

Playing video games until 2am and going out on the weekends might not be their cup of tea lol (sarcasm). 

I recommend Victoria, BC - they have a fancy tea service at the Fairmont, and it's beautiful!

Hire subcontractors direct w/o a permit since most of the structures already there.In my inexperienced opinion, the minimal work required is to close the space by adding onto the exterior walls.

Besides even though a newbie may be inexperienced in real estate investment as a whole, there may be something he/she can offer to a prospective mentor besides money.

Seems like you agreed that I should be fine using any agent , even if inexperienced, since I can do a lot of the legwork myself.

Hi, nothing wrong with using hard money on your first deal, although they will beat you up on points and rate since you are inexperienced, but you gotta start somewhere.
