I spoke with an experienced realtor today, and he told me something I thought I would pass on.He told me that here in Colorado, part of the recent foreclosure increase has been homes owned by inexperienced real estate flippers.He said that many people are rushing into the REI business, spurred on by the various infomercials and TV shows that feature flipping homes.

Hire subcontractors direct w/o a permit since most of the structures already there.In my inexperienced opinion, the minimal work required is to close the space by adding onto the exterior walls.

Hi, nothing wrong with using hard money on your first deal, although they will beat you up on points and rate since you are inexperienced, but you gotta start somewhere.
