You are cooperating, not opposing.

I have since learned that I can not expect to get any kind of cooperating brokerage commission from a commercial listing agent unless he or she is desperate for a buyer.

Over the years I have done many flips/assignments using my favorite strategy, a Cooperative Assignment. 

Standard procedures should include MLS listing, yard sign, open house (either public or for brokers) mail outs around the listing, emails to their investors and other cooperating brokers, excellent COMPS/Available/expired lists provided to you, great photos--maybe even a video or drone footage-- and WEEKLY contact with you about the activity.   

A move-out plan works better than an eviction if the tenant is cooperative and likely to follow-through on their word.

It broke my heart to hear that the store was being targeted for robberies.Revitalization requires resources and cooperation bottom up and top down.  

I am not sure what he is trying to do.The bank attorney is trying very hard (thats what they are telling me) to deal with this guy and he is not co-operating with Bank and there attorney and in the whole process I am stuck.It is really bizarre situation and have never come across this before.

If they don't cooperate, you would need to serve them with a either a seven day notice for non-payment, or more likely, a 30 day notice since their lease is expired.

I noticed you're described as a lender and MA, hope we can cooperate in the future.
