It forces you to do it, get's you into the learning process and in the long run, will make you a better investor.Dig into the different forums so you can get a better grip on the finance process, working with others to gain knowledge.Look at your weaknesses, say you don't know the first thing about estimating, so take a test run of the BP rehab calculator, or go out and check out other ones online, like Flipper Force.

Example a Starbucks in a weak suburban to rural market that is going for 1.6 million versus a Starbucks in an urban core to strong suburban with excellent demographics for 2.3 million to me is the better buy unless possibly you are local to the market.Over time the strong locations tend to have stronger rent growth values, the air rights become worth more as density increases and you can build up but no more land,etc.NNN trade at different cap rates and price points.

The owner has agreed to meet me at the property next week so I can see the condition inside, but I'm expecting around $20k-$30k in repairs (those numbers may be way off as my biggest weakness right now is estimating repair costs), which, using the 70% rule, would allow me a max bid around $15k to account for closing and holding costs (forgot to mention earlier that I'm planning to either rehab or wholesale the property).
