The example I wrote on that property was to highlight that by offering different packages, by being able to accommodate short-term and long-term rentals, renting to the general public as well as to companies, all these "options packages" make me flexible to changing market conditions.

Ideally you want to create enough lift, that when you come out of construction financing into conventional financing you leave almost no money in the deal and pay yourself and investors back.Also do you have enough land to accommodate the parking ratios for 12 units, and if you don't, you would have to build underground parking add that cost to the above.TLDR: It's hard to make 12 units work in todays market, but can be done under very specific conditions.

My job isn't to make this their perfect dream house....if you start fixing every little item THEY see as a defect, the snowball will start rolling.....yes, these items appears small and easy....but it sets a precedent of fixing every small and petty item every time it comes up If you are getting "nasty emails", I would be even less willing to accommodate them...... and take the " I will gladly release you from the lease with no penalty in the next 30 days"..... otherwise STFU......
