I've had to buy bedspreads for all of my beds 3 times this summer, have had a half dozen towels get stained, an electric tea pot get melted, the furniture gets damaged, etc.

We provided footies or sliders in a sack for move in day and put in the lease that no furniture legs can come in contact directly with the floors.

- the home was definetly vacant, there was no furniture, no heat turned on and there were a few scattered items around the home, looks like someone left quickly. - the realtor said someone was living there, but i seriously doubt it.- we our interested in the home but it will definetly require some remodeling.- the realtor made us sign a letter stating if we purcshed this home, she would be the only realtor that we could go through before she would show us the place.Obviously i will need to have a professional inspection done.We are able to put down %20 on a home purchase and our max price range is about $340K. with the kitchen needing a FULL remodel and some bathrooms too if we paid the pre-forclosed price and done the remodel we would hit our budget limit.So after reading some healpfull hints on this site im still in doubt on how to proceed.do i hire an real estate attorney to check all everthing on the home or do i just go through the realtor for all paper work?

There are a few lenders that will go as high as 50% as long as you get an approval through automated underwriting.I purchased a home last Feb and was able to refi for my cash purchase, all the repairs (full remodel) and was able to pay for all the furniture (made The Boss happy) after i owned the property for 6 months.

DO NOT and I mean DO NOT contact those creditors or make partial payments to them.What that will do is REFRESH and old negative account and make the credit score take a nose dive.It is true it takes usually 1 to 2 months to update changed results in the scoring model.If the buyer has a time sensitive loan issue the lender can do what is called a "rapid re-score" with the credit which will update the credit report score much faster but costs money.In addition to paying down the cards your buyer can also request a credit line increase on all the cards.If 3 out of 5 or 2 out of 5 increase the limit that will help bring down available credit percentages to used credit even more.Even though the buyer is at 680 they want to try to get the score up higher.You do not want to be right at where the score requirement is and then something happens and you are off by a few points.Do not close credit lines.One of the scoring criteria is length of active credit history in good standing.If the buyer has 5 cards and 3 are 2 years old and 1 is 1 years old and the last one is 4 years old then you have a 4 years history.If you close out the oldest one your credit history in good standing has dropped to 2 years now which affects the scoring model.The buyer should stay away from big purchases cars,furniture,appliances,vacations,weddings,etc. until AFTER they have closed on a house and moved in.Those types of purchases are much more lenient on debt ratios than house loans these days.

It will be much more difficult to change it all out once the furniture is in the home so I would think twice about using it for "a few more years".
