I am just starting the lead gen process in real estate but manage about $500k/month in online adspend on Google, Bing, etc.I am not an expert on DM yet, but I have several customers whom we have implemented complimentary remarketing campaigns to supplement their additional touches on Motivated sellers that take action.

We only have a max of 1200 addresses total that we can afford to mail to, and we would supplement that paired down list with other higher value addresses (drive for dollars, probate or inheritance maybe).

Of course remember to screen the actual leases and maybe even bank statements to supplement when you do receive them!

To date, I've entered 50 MF deals, 14 of those have sold and 4 have gotten supplemental loans, returning more than my initial investment - a friend pointed out, I'm playing on the house! 

Like many new investors I thought that wholesaling would be good vehicle to use to build a piggybank to fund my goal of building a portfolio of rental properties (supplement my retirement) but it seems this method gets mixed opinions.

I'm looking into Real Estate for a couple of different reasons: I want to supplement my current income in homes of "retiring early" and doing Real Estate full time as I'm very interested in it, I find Real Estate much more interesting and exciting than the Stock Market, and lastly, I would like to get involved in something more personable hands-on in my spare time. 

Hey Mark - In my analyses, if I rented out both units I'd receive a negative cash flow of around $200/month.If I lived in one unit the cash flow would be worse, but the rented unit would still supplement my living costs.You're right, the prospect of positive cash flow may get better down the road if I rent both units and rent appreciates in my market. 

I see 3 issues, financial, emotional, professional :Financial - The CARES act has provided unemployment benefits and supplements on top mostly.

Will it cash flow with you living there, or just supplement your mortgage payment and expenses a bit?
