Thats a lot of money for the city and of course all the tourist dollars that come with the foot traffic.  

Boeing decamped for Charelston there was a bunch of land there to build the new facility and good work force and right to work state.. not to mention its one heck of a tourist destination.. tons of collages the Citidel.. so on and so forth.So I then went to a long time GC family friend of ours that live in Vegas at the time but he spent many years at Hilton head.. great wind surfer..

I can tell you what I have found on the NON tourist side of the Island is very depressing. 

Being a tourist destination hotel taxes are a huge source of income for the city but at the same time it does not seem as though the city is completely against the idea either.

Not everybody wants to invest in Cleveland because, let's face it,....when have you EVER heard of anyone going on vacation in Cleveland....it is NOT a tourist destination and certainly does not have the appreciation in home values as almost anywhere else in the U.S.....What it does provide though is slow, steady, boring, gret cashflow.

I could probably setup and optimize lead generation funnels for acquiring various RE leads (eg. foreclosure leads) worldwide.

I would do research on the population and the expected tourist statistics. 

Important is that mentors are working/teaching with worldwide real estates, definitely not just in one country.

Put a lot of the little extras in there that don't cost much but that people appreciate for good reviews (a coffee maker with pods, an ironing board, a few snacks , a sixpack of local beer, etc).Also, I use Airbnb to rent out my basement apt to tourists and to find places to stay when I travel.  

Its a great area surrounded by million dollar condos, and convention center and tourists .
