It taught us basic troubleshooting techniques.If you are in any way handy at all, and can operate a Volt/Ohmmeter you can troubleshoot the system and you'll discover that many, if not most problems are NOT air conditioning problems but ELECTRICAL problems.By knowing how to troubleshoot here's some of the things that I found bad and replaced myself:Bad exhaust fan motor, the one on the outside unit.

When we get a listing on an apt building, normally we call every owner + cash buyer in our specific area (this is a list that is EXTREMLY hard to find and requires a TON of research)... only after exhausting our resources do we place deals on loopnet.

You have to consider where the pipes will go for both water supply and drain, where the shut-off valves will be located, whether a window or skylight is present or whether exhaust fan is needed, where the vent for the waste will go through the roof, whether you have electric wiring that can accept a GFCI (old house might only have two conductors on many circuits, lacking ground wire).

I couldn't refi her by March.The loan is assumable so I would have to check on terms.I have exhausted a bunch of funds fixing up the place.My balloon isn't due for another 14 months from now.

One caveat is that the current owners (the defaulted borrowers) may have already exhausted most of the "stalling tactics" that occur in pre-foreclosure, to the point where the lender / servicer is going to foreclose on a certain date regardless of whether a short sale attempt is in progress.

I also name each person on the lease at the inception and I have a clause that states any additional people cost $50 each and will have a background, credit check done as well (new children produced by the couple not withstanding)It seems to be a big enough deterrent that I have only had one couple take me up on this for one of their parents.

Additionally, foreclosure levels were affected by our directive to servicers to delay foreclosure sales until the loan servicer verifies that the borrower is ineligible for a HAMP modification and that all other home retention and foreclosure prevention alternatives have been exhausted.

@Mark i really appreciate your naivety and lack of pure investment soundness :p @Chris we have some neighborhood organizations but i think theyve been exhausted and havent really done much for years- they need to be restructured, revamped..We a huge church community, a large beautiful motherhouse for the sisters of josphine of carondelet- here is a link to their site.
