Watch how you spend. you'll treat holiday season after October and your summer activity post April very differently. 

You are correct, no HOA and my plan is for no TV, just internet, as you noted.

As mentioned above, calling numbers on the Do Not Call (DNC) list is risky, but at the end of the day, enforcement is quite challenging.What you REALLY NEED TO WATCH OUT FOR ARE - litigators.

I watch the market constantly and knew that the area was improving quickly and that it was a desirable place to rent.

Also I know HOA fees can be outlandish.Or, would you guys recommend me keeping my money in my pocket, getting a cheap apartment my first year of work, and watching for a 300-400k HOUSE while saving?

I do not wish to waste my time watching videos,searching the internet for how tos and what I should be doing.

Watch out for fine print that requires an additional fee at closing - this is a huge red flag and how most flat fee companies make money.
