Give a written warning and demand they correct the violation within X days.

@Gil Levy I recently completed rezoning a project from I-1 (Light Industrial) to C-1 (Community Business District) in Sylvan Hills and built 3 story Triplex.

I was just curious if anybody here has any personal feedback on investing in that area and can shed some light (other than numbers) on why that place would be worthwhile.I apologize in advance to anybody who lives there and loves it.

The main issue with rental basement is water if it has water issue usually it is a simple fix .Clean gutters ,discharge gutter  water away 10" away from foundation, make sure you foundation soil is slopped away from it .If you need to buy soil get a clay mix .Cut back any tree too close to the foundation look at the drip line that's how far the limbs are out from the tree .If all that is done still has water buy a sump pump  carry the water to day light away from foundation 10" to 15" .

Known for its "Blue Light Specials," the discount chain was once a retail powerhouse with over 2,000 stores across the U.S.

Its a 4bed 4bath, and the plan is to do a light rehab after the current lease ends, get new tenants and increase rents a little bit.

The only problem is, they seem to be very lazy and inconsistent (just irresponsible all around) - in the past when I've had to send them warnings (short of an actual 3-day notice), they do mitigate the most important issues but only half-assed and temporarily. 

The house has some great pros:• Newer 2000's home with renovations in the last 4 years• Renovations include: paint, lvp, toilets, vanity, ceiling lights/fans, roof and HVAC• Tenants look like they are up keeping the house decently.

Dark stain with contrasting white walls could look nice but so does the light bright and airy look.

That's about what my major renovation cost (new electrical, plumbing, new exterior and interior paint) in 2022 but I bought  in-stock cabinet, light fixtures and faucet fixtures myself.
