@Bryan Brooks Many investors would welcome a cash flowing rental with tenants.Just be honest with the tenants prequalify prospects ,your tenants should only be bothered once or twice for a visual inspection and possibly a loan appraisal.Plenty if investors are looking for exactly what you have.Best of Luck!

Hello,I'm trying to wrap my head around the "refinance" part of the BRRRR strategy.It's hard for me to imagine how the refinancing part works without seeing visuals.

I just want know if LVT can help me quickly and cheaply enhance the visual appeal before I put my home on sale.Thanks

Many methods will not return that original investment any time soon.. it will be out there working for you, but could cease to be liquid for long periods of time.So visualize your money going into each of the methods you have mentioned and tell me what you would see playing out over the next year or so.

But you also obviously do understand that when you own an asset, it's always a wise idea to learn at least the basics about that asset.One of the most basic book about the basics of how houses work is called How Your House Works: A Visual Guide to Understanding and Maintaining Your Home by Charlie Wing.
