What are the best areas in Birmingham to flip properties?

It's no different than their 2-year, low interest rate teaser houses.

As another poster mentioned rates are lower than they've been in the previous 18+ months but unless some very surprising economic data comes out between now and when you did your refi it seems unlikely that rates are going up in the short term and there is at least a decent chance that rates drop a little more before then. 

Hi All, any input on renovating a house and possible tax exemptions under an LLC?

Of the conversations I have had with people discussing hard money lending, some seemed opinionated in that the high interest rates and terms were enough to scare them off.

They'll want all the money spent on the main house, lenders kind of ignore ADUs it's weird. 

But the real test of this company's character came with the most recent loan I tried to close with them.First, I thought the loan rate was locked, and it was not.

Was going for the best cost-of funds (lower rate)

But I did not like what I saw, anything under what Costar would rate 4 stars did not appeal to me. 

Is it the last rental rate you charged, or is it the going rate in the area + 10%?
