@Ray Hage I'll be honest I do rehab some of my units but the goal is cosmetic upgrades, nothing fancy.

There is no value to putting in these type of upgrades in advance.

So you can buy cheaper AND force equity - you can add the finishes, upgrades to lighting/AC etc.

No tenant-made upgrades allowed, unless they're professional quality.

Highlight the work done in your listing, such as before-and-after photos and upgrade details.

Should I take out equity in the home towards a crash pad and/or doing some minor upgrades on the home OR should I save up to get into air BNB arbitrage to increase my money flow and put that towards fixing the home and eventually obtaining a crash pad.
